While many believe that selling a home is as simple as sticking a sign in the yard and listing the house on the local MLS, there’s a lot more prep work that goes into it. Getting your home seen by many people is important, but it’s important that the right buyers are seeing it. Together, we will price your home to ensure maximum profitability. During our listing appointment, we will review a Comparative Market Analysis that will give you an idea of how other homes in the area compare to yours on features, days on the market and their final sale price.

What to Expect When Selling Your Home in Mansfield, TX


Once you’ve made a decision to sell your home, you’ll need to set a date that you want to have your home on the market by. If you’re considering making updates to the house, I encourage you to speak with an agent first to discuss the improvements and what the cost will be to ensure you’ll see a return on the investment. Not all home improvements will add value to your home, and you’ll want to make sure you don’t put money into a project that you won’t see a return on.
Consider interviewing a couple of real estate agents. While I hope to be the agent that gets to help guide you through this process, I know and understand that I have to be the right fit for you and your family.

Now that your home is ready for the market and you have an agent, it's time to start decluttering the home and get it ready for photos. You’ll want to remove any personal items from the house including taking down family photos. You may want to also consider hiring a cleaning service to get the home looking its best. Once the photos are complete, your home will be listed on the local MLS.

When buyers start to schedule showings, it’s important for you to know that you should not be home while tours are taking place. This can make the buyers uncomfortable. Have a list of places to go when viewings are scheduled.

Contract to Close


Once I start to receive offers, I will discuss each one with you. We’ll review what the contract covers, and you’ll be able to decide which offer you would like to select. When the contract has been executed, the buyer will most likely want to have a home inspection done on the home. It is possible that the buyer will want some repairs completed to the house. We can discuss and negotiate on how you want to handle those requests. Once those negotiations are complete, everything will be turned over to title and mortgage. If you’re staying in the area, this will be the best time for us to start viewing homes for you to move to.

When we get to the closing table, the paperwork that is being signed is less than when you’re buying a home. You won’t be leaving with a cramp in your hand this time. Once the buyers have also signed their paperwork and the checks have cleared, keys will be turned over to the new owners, and you’ll receive the funds from the home within a couple of business days.
